Booking terms and conditions

​

1.The booking will only be confirmed on return of the Booking form accompanied by a non-refundable deposit of 20% of the total rental due. The balance of payment is due eight weeks prior to arrival. Should your arrival date be less than eight weeks on the day of booking then the full amount of your stay is required when booking. On receipt of the full balance payment advice on key collection and directions to the property will be sent to you.

2. Cancellation. If you cancel between eight weeks and six weeks prior to your stay with us you will receive a refund of 75% of your total rental costs minus the non-refundable deposit. If you cancel between six and four weeks prior to your stay you will receive 50% refund of your total rental costs minus the non-refundable deposit. If you cancel your holiday less than fourteen days there will be no refund due. However, at all points, we would be far happier if you called us so that we can help you find another suitable date to re-book your holiday . We strongly recommend that you take out appropriate travel insurance to provide cover in the event of a cancellation.

3. We reserve the right to cancel a reservation at any time, in which case you will be entitled to a full refund of any monies already paid.

4. No booking will be accepted by anyone under the age of 18.

​

5. Covid 19. If your stay is affected by any government restrictions imposed that mean you are not allowed to travel for your stay we will either offer a full refund or allow you to postpone your booking to another date.

​

6. Should your accomodation become uninhabitable during your stay through no fault of yours, and we have no alternative to offer, you will be entitled to a refund of all monies paid to us on a pro rata basis to the amount of your holiday that was affected.

​

7. One, house trained, well behaved, medium size dog, with all flea and worming treatments up to date, is welcome at Gypsy cottage at a cost of £30.00 per week and should be included in your booking enquiry form details. Pets are not allowed on beds or furniture and should not be left unattended in the property at any time. You, as pet owner, will be responsible for removing any evidence left by your pet and reimbursing us for any damage caused.

 

We do not accept dogs listed under the 'Dangerous Dogs Act (1991) which, as of December 31st 2023, now includes the XL Bully breed.

8. Properties will have been thoroughly cleaned - however guests with allergies should be aware that we cannot guarantee that a dog has not stayed in Gypsy cottage prior to their stay, nor can we accept any liability for any suffering which may occur as a result of such animals being present.

9. We ( the proprietors ) reserve the right to refuse any booking or to cancel any bookings already made subject to refunding any sums you have paid without further liability on your behalf.

10. It is your sole responsibility to ensure that no more than the maximum number of persons, as stated on the website, occupy the property during your booking.

​

11. For the duration of your stay at the property, you will be responsible for the property and will be expected to take all reasonable care of it. The property, all of the equipment and utensils, must be left clean and tidy at the end of the hire.

​

12. Bookings are from 3.30pm on the day of arrival to 10.00am on the day of departure.

​

13.The proprietors reserve the right to enter the property during your stay but only by prior arrangement unless in an emergency.

​

14. Both properties are strictly No Smoking and no Vaping. Outside areas are available but open doors and windows are to be avoided and the area is to be left clean and tidy.

​

15. No lit candles or naked flames to be used in the property.

​

16. The proprietors reserve the right to cancel any booking if it subsequently transpires that the above mentioned conditions have not been observed.

17. It is your responsibility to ensure that all members of your party are aware, and comply with, these conditions.

​

18. Liability - The proprietors cannot be held responsible for any accidents, injuries or loss / damage to personal property during your stay.

 

19. All guests are strongly recommended to have travel insurance.

​

20. All guests should familiarise themselves with the layout of the building and it is advisory that all doors are kept shut at night i.a.w. the latest Government fire regulations.
